Actual prices are significantly higher than this time last year. Listings have almost doubled but Sales are almost half. What does this mean? Great news for buyers, lots of product to choose from. Good news for sellers,  we are seeing multiple offers still occurring on some properties  and most are still selling for higher than median prices last year. This is the time to price your property very carefully. Starting too high will leave your doormat empty. In March/April of this year 3 properties I was involved with sold for over asking, and over our estimated current market value. To accomplish this the property was priced well, marketed professionally and timed. By timed I mean its very important that by the time your listing gets on MLS ( R) it should already be on the website with full photos and in advance of any scheduled open house. All documents should be available in advance and few days lead time before any offers are  to be presented. Time your listings to give you a fews days ahead of the Agents tours that are scheduled every week!
